From the moment you enter the front gate you know you are looking at a unique and intriguing home in an excellent position close to the lovely Roches Beach and opposite the scenic canal.
Situated on an elevated fenced corner block you gain extra privacy and parking for your visitors.
Constructed in stone and Tasmanian Oak and with the internal use of Baltic and Huon pine and other timbers this home will impress you with its many features plus the variety of usages for different people and family.
The outside entertaining areas are just as impressive with the mature walnut tree giving the sunken barbeque area a wonderful character and the native pepper tree adding spice to the front sundeck.
The verandah is a peaceful place to sit and view across the canal and listen to the waves lolling onto the nearby beach.
The rear yard has a double garage and carport and ample off street parking as well as a storage shed and dedicated dog pen plus other outdoor entertaining areas.
The verandah creates the formal entrance into the lounge with lovely timber flooring, high ceilings rosettes and feature open fireplace. Off this room is a Master bedroom with built-ins and ensuite and off the other side another bedroom, also with built ins.
The kitchen is so well designed with Huon pine and granite benchtops, lots of cupboard space and has a full walk in pantry room, wall oven, island bench with hotplates plus a freestanding wood heater with a large cooktop. The woodheater is very efficient and has a ducted system to two other rooms plus a well placed air conditioning unit.
The family dining area steps down into a formal dining room or sunroom lounge with amazing stone feature walls.
There is also a double plus bedroom with built ins and under stairs storage. Located nearby is the main bathroom with large oval spa, separate shower and vanity, as well a separate toilet plus door to a separate laundry.
Upstairs to a multipurpose room that some may claim as either the master bedroom parents retreat or an excellent home office with computer connections plus a separate toilet vanity room. I have been informed that the addition of a shower would be simple.
Trying to describe this unique property is like trying to describe the Mona Lisa smile so only an inspection will enable you to take it all in.
