In Hobart, the median house price sits around $654,000 (source: API Magazine, 2025), and although slightly fewer properties were sold in the holiday season of December 2024 compared with the September 2024 quarter, the median house prices were higher, exceeding both the previous quarter and the same period in December 2023 (source: REIT). Looking at Tasmania’s suburbs, Battery Point was the most expensive in the December quarter with a median price of $2,510,000, followed by Acton Park $1,200,000, Sandy Bay $1,072,500, and Tranmere $1,040,000. On the other end of the spectrum, the most affordable suburbs included Queenstown $148,750, Smithton $365,000, and East Devonport $367,500 (source: REIT).

 

In terms of sales activity, Burnie (75) recorded the highest number of transactions, followed by Devonport (60), Kingston (42), and Howrah (37). By municipality, Clarence led with 272 sales, followed by Launceston (247), Hobart (195), and Glenorchy (172) (source: REIT).
