The bond is four week’s rent and is paid at the time the contract is signed and before the tenant takes possession of the property.

Bonds are paid online via MyBond or in person at Service Tasmania.

How do I pay the rent?

The preferred method of our owners is for you to arrange an automatic transfer with your bank using your tenant reference number. Alternatively, you can pay with cash at a bank using your tenant reference number.

How often does rent need to be paid?

The Residential Tenancy Act states that your rent is to be paid two-four weeks in advance at all times.

Do I need contents insurance?

It is your responsibility to insure your own belongings and furniture. It is strongly recommended you take out contents insurance.

Will my rent increase?

Rent can be increased every 12 months at the owner's discretion.

Water meters, who pays?

Tenants will be responsible for water usage if the property has a meter that reads water usage. The owner pays for fixed service charges.

What gardening am I responsible for as a tenant?

Tenants are responsible for gardening including lawn mowing, weeding, and trimming edges during and at the end of the tenancy. When a tenant moves out, they must leave the garden in the same state it was in at the beginning of the tenancy.

How often can the property manager carry out routine inspections?

Inspections can be carried out after 4 weeks and then every 3 months.

What happens if I do not pay the agreed rent?

A basic obligation of a tenant is to pay the rent. If the rent is not paid by the agreed date, then the owner/ property manager may seek to end the tenancy. A notice to terminate based on rent arrears can be served if you are one day late in rent payments. This will give you 14 days to rectify. I'm having trouble paying the rent. What can I do?

Please speak with your property manager as soon as possible. Remember we are here to help you so contact us straight away and don't delay the inevitable.

The property I am renting is for sale. How much notice should the owner/property manager give me for prospective buyers wishing to look through the property?

The property I am renting has now been sold. I have a fixed 12 month lease with 6 months still remaining. What will happen to my lease?

A fixed-term lease stays in place when a property is sold. As a tenant, you have the right to remain in the property until the end of your lease. The new owner takes on the same lease rights and obligations as the previous owner.

I've been broken into. What should I do?

Contact the police immediately and obtain a police report number. Then contact your property manager during business hours with the report number. Please remember the owner's insurance will not cover your own personal items.

You cannot make any alterations to the property without contacting your property manager and getting the required permission in writing.

Can I break the lease prior to the end of the agrement?
